Investors are able to trade between markets, across states, and into new asset classes, adjusting their portfolios to target their revised investment objectives.

What is a 1031 Exchange?

HOW DOES THE IRS DEFINE A 1031?
A 1031 exchange is defined by Internal Revenue Code Section 1031, which states that real property held for rental, investment, or use in a business – known as the “relinquished property” – can be sold, and a “like-kind” property can be acquired – known as the “replacement property” – so long as the replacement property is also held for rental, investment, or use in a business. Via a 1031 exchange, a real estate investor can defer their federal and often state income tax liabilities.
